Violation Fines - Owners/Tenants, Parking, Pets

At the Annual General Meeting (AGM) held on Monday, October 7, 2013, the membership elected a new Board for the 2013-2014 year. The new Board of Directors met on Monday, November 4, 2013 and have unanimously approved and passed the violation fines. The violation fines are to be implemented immediately.

Condo fees should be utilized in a financially responsible manner (ie. landscaping, roofing, aging infrastructure, reserve fund studies, etc.), not to be wasted away on the property management firm dealing with Owners/Tenants who do not adhere to the Policies and Bylaws. As the Board moves into budget and maintenance planning for the upcoming year, the Board has reviewed the time spent over the past month dealing with complex issues such as parking, pets and Owners/Tenants not adhering to the Policies and Bylaws within the complex. This is not only an ineffective use of the Board and property management's time but also, the high cost associated with dealing with such issues.

The list of fines are located under the documents section of our website for review. Fines will be charged to the Owners of the unit. Mosaic of Elgin Hill is an Owner site and not a rental property. Any Owner who wishes to rent out their unit or portion thereof are solely responsible for their Tenant(s) at all times.
